What Your Building Department Checks on a Gazebo Site Plan

A gazebo is judged almost entirely on where it sits and how much ground it covers. The reviewer is not assessing your design; they are running a short list of measurable checks, and every one of them lives on the site plan.

Setbacks to the roof edge. Measured from the edge of the projection to each property line, not from the post. This is where gazebo plans most often fail, because the overhang is what crosses the line.

Rear yard and lot coverage. Cumulative across everything already built. A gazebo is frequently the structure that pushes a lot over its coverage limit, which is why the existing shed and garage have to be on the drawing.

The footprint against the local threshold. Whether the roofed area clears or crosses your city's exemption line, which runs from 100 square feet to 300 depending on where you live, and in North Carolina is measured as a dimension rather than an area.

Easements. Utility and drainage easements are off limits for structures. Footings inside one fail review regardless of setbacks, so easements are drawn from the recorded plat rather than estimated.

The surface underneath. Slab, pavers or deck shown as built, because impervious coverage is regulated arithmetic in many cities and because a roof over an existing deck can change how that deck is classified.

Do I need a site plan for a gazebo permit?

Wherever a gazebo needs a permit, yes, and often where it does not. The building permit and the placement review are separate questions: cities that waive the building permit below a size threshold still commonly require a zoning permit or certificate, and that review reads a drawing of where the structure sits. Toledo issues a Certificate of Zoning Compliance below its 200 square foot line, and Mecklenburg County requires a zoning permit for accessory structures at any size.

What has to be on a gazebo site plan?

Property lines with lot dimensions, every existing structure drawn to scale, your gazebo's footprint with its own dimensions, the posts located, the roof outline over them, the setback distance from the roof edge to each property line written in feet, the surface underneath shown as built, recorded easements, and a basics block with north arrow, scale and parcel identification. If your city publishes a checklist, it will be a subset of that list.

Do you draw the posts or the roof?

Both, and the distinction matters more for a gazebo than for most projects. The posts are located because that is where the footings get inspected. The roof outline is drawn because setbacks are generally measured to the edge of the projection, so a gazebo whose posts clear the line by a comfortable margin can still encroach with its overhang.

Will this work if my gazebo goes on an existing deck or patio?

Yes, and that is one of the more common gazebo orders. The surface underneath goes on the drawing as built, with the gazebo drawn over it, because the reviewer needs to see the project the way the code classifies it. In some states a roof over a low deck also changes that deck's own exemption, which is exactly what the drawing makes visible.
