back line runs at an angle and none of my measurements made sense. the finished plan showed every fence run and both gates. city accepted it first try

almost put the shed inside an easement without knowing it. they showed the easement and moved the shed over before sending the final copy. probably saved me a rejection

ours is basically round so i wasnt sure how they would measure it. plan showed the closest point to each property line and thats exactly what zoning wanted

replacing an old deck with one thats 4 feet wider. both outlines were shown so the reviewer could see what was existing and what was new. no questions after that

reviewer wanted both gate locations, gate widths and the fence height on each side. it was all on there already. didnt have to change anything

The county asked for a site plan with the shed on it and the coverage numbers. It came back as one pdf with all of it. The lady at the counter looked at it for maybe 30 seconds and said thats everything we need. In and out.
mine isnt attached to the house so apparently it counts as its own structure with its own setback, who knew. they already had it drawn that way.

ours is 8 sided and i wondered how that was even gonna come out on a drawing. they measured to whatever corner was closest to each line. city had nothing to ask about.

nobody tells you a corner lot gets two FRONT setbacks and no side yard on either street side. they knew that already. probly saved me a rejection

we back onto wetland and theres a buffer you cant build inside. the distance to it was printed right on the drawing. town had no comment

theres a utility easement across the back of my lot that i had completely forgotten about. it showed up on the plan with the fence pulled clear of it. would of been an expensive mistake

when the city said bring a site plan i had no idea what that even meant. they did. gave them my address and it came back with stuff on it i never would of thought of
tearing off a rotten deck and rebuilding the same size still needs a permit here. existing and proposed both on one sheet so it was obvious nothing was moving

Happens more than you would think, Roxanne. Old deed descriptions and current county records disagree all the time, and the reviewer works from the county.

turns out the eave counts here, not the wall. they dimensioned to the overhang. i never would of caught that
were in the historic district so theres a second board on top of the building permit. the one drawing was enough for both of them

we sit in a flood zone so the elevation mattered more then any setback. base flood elevation went on the plan and the county took it without comment

patio was right, existing walkway and all. then i decided to widen that walkway as part of the same job and asked them to update it. back the same day, no extra cost

the driveway approach needed its own sign off from the city. having both on one drawing meant one trip instead of two
