If your patio requires a permit, the building department needs a site plan showing where it will be built, its dimensions, and its distance from property lines. Even when no permit is required, many HOAs require a site plan before approving patio installations. Is the proposed patio drawn on the plan?
Yes. Every plan we prepare includes your proposed patio drawn and dimensioned in its correct position on the lot. You provide the patio dimensions and planned location when you submit your order details and we draw it onto the plan based on your property's GIS data and satellite imagery.
What is an impervious surface calculation and do I need one?
An impervious surface calculation shows what percentage of your lot is covered by hard surfaces such as concrete, pavers, and buildings that prevent rainwater from absorbing into the ground. Many jurisdictions limit impervious coverage on residential lots, typically between 30 and 50 percent. If your building department requires this calculation it is included in our Standard and Premium plans.
Will my building department accept this plan?
Our plans are prepared to meet standard building department requirements. Requirements vary by jurisdiction and some building departments require plans to be stamped by a licensed Professional Engineer or Registered Architect. We recommend verifying your local requirements before ordering.
Which tier should I choose?
Basic covers what most building departments need for a standard patio permit application. Standard adds impervious surface calculations which many jurisdictions specifically require for patio permits. Premium adds setback dimensions labeled directly on the plan and a DWG file, useful for strict jurisdictions or detailed HOA submissions.
What information do you need to prepare my plan?
After selecting your tier you will complete a short form with your property address, your proposed patio dimensions and shape, and where on the lot you plan to build it. If you have an existing survey you can upload it to improve accuracy. We handle everything else using GIS data and satellite imagery.
How do revisions work?
Once we send your draft plan you can review it and request changes. We will update the plan at no additional charge within your revision allowance. Premium orders include unlimited revisions. If your building department or HOA requests specific changes after submission, contact us and we will update the plan.
