Read the Garage permit guide →What does a garage site plan need to show?
Building departments typically want to see property lines, the proposed garage footprint drawn and dimensioned on the lot, setback distances from all property lines, the driveway location, and the relationship to the existing home. More detailed jurisdictions also require topographic lines, utility locations, and impervious surface calculations. For a full breakdown of when garages require permits and the rules in your state, see our garage permit guide.
Is the proposed garage drawn on the plan?
Yes. Every plan we prepare includes your proposed garage drawn and dimensioned in its correct position on the lot. You provide the garage dimensions and planned location when you submit your order details and we draw it onto the plan based on your property's GIS data and satellite imagery.
How close to the property line can my garage be?
Setback requirements for garages vary by jurisdiction and zone. Rear and side setbacks for detached garages typically range from three to ten feet. Your site plan will show all relevant distances so your building department can verify compliance with local setback requirements.
Will my building department accept this plan?
Our plans are prepared to meet standard building department requirements. Requirements vary by jurisdiction and some building departments require plans to be stamped by a licensed Professional Engineer or Registered Architect. We recommend verifying your local requirements before ordering.
Which tier should I choose?
Basic covers what most building departments need for a standard garage permit application. Standard adds more existing property detail and impervious surface calculations which most jurisdictions require for garage permits given their size. Premium adds setback dimensions and distances labeled directly on the plan, topographic contour lines, and a DWG file, which is recommended for complex lots or strict jurisdictions.
What information do you need to prepare my plan?
After selecting your tier you will complete a short form with your property address, your proposed garage dimensions, driveway details, and where on the lot you plan to build it. If you have an existing survey you can upload it to improve accuracy. We handle everything else using GIS data and satellite imagery.
How do revisions work?
Once we send your draft plan you can review it and request changes. We will update the plan at no additional charge within your revision allowance. Premium orders include unlimited revisions. If your building department requests specific changes after submission, contact us and we will update the plan.
