Do you need a shed permit in Las Vegas?
Nevada has no statewide residential building code, so the Las Vegas valley runs on local rules, and they line up on the basics. A building permit is not required for a one-story detached storage shed of 200 square feet or less with no electrical, plumbing, or mechanical connections. Cross either line and a permit is required:
- The shed is larger than 200 square feet, or
- The shed has any utility, even a single electrical outlet or a hose bib.
That second trigger surprises people: a small shed you could otherwise skip a permit for needs one the moment you run power to it. And a shed you plan to sleep or live in is not a shed at all under local code; Clark County would treat a detached room used for living as a casita, which carries its own permit and design rules. City of Las Vegas or Clark County? The question that decides everything
Here is the part that trips up almost everyone. A mailing address that says "Las Vegas, NV" is often not in the City of Las Vegas at all. Much of the valley, including the Strip and large communities like Paradise, Enterprise, Spring Valley, Sunrise Manor, Winchester, and Summerlin South, is unincorporated Clark County. The two are separate governments with separate building departments, separate online portals, and separate fee schedules.
Before you do anything else, confirm your jurisdiction. Look up your parcel on the Clark County Assessor's site or ask either building counter to check your address. Then apply to the right one:
- City of Las Vegas Building & Safety, 333 N Rancho Drive, for addresses inside the city.
- The Clark County Department of Building & Fire Prevention, 4701 W Russell Road, for unincorporated addresses.
Both run a four-day week and are closed Fridays, so plan counter visits for Monday through Thursday. Getting the jurisdiction wrong means starting over at the other department, so it is worth the five minutes to check.
Setbacks and lot coverage for a Las Vegas shed
Even a permit-exempt shed has to meet zoning setbacks, and this is checked by Planning, not just Building. A shed has to sit behind the front of the house and off the side and rear property lines. The exact distance depends on your jurisdiction and zoning district: the City of Las Vegas and Clark County each set their own accessory-structure setbacks, commonly in the range of 3 to 5 feet from side and rear lot lines. Confirm the number for your address before you place the shed, because a shed set too close to the line is a violation whether or not it needed a permit.
Lot coverage matters too. Both jurisdictions cap how much of a lot can be covered by structures, and on the smaller lots common in newer Las Vegas subdivisions the house, garage, covered patio, and driveway may already be near the limit. A large shed can push you over it.
HOA approval is often the real hurdle
For most Las Vegas homeowners the Homeowners Association (HOA) is a bigger obstacle than the building department. The valley is dominated by master-planned communities, Summerlin, Green Valley, Anthem, Providence, Skye Canyon, and dozens more, and nearly all of them have an active HOA with an architectural review committee.
HOA rules routinely restrict a shed's size, height, color, roof style, and placement, and they are often stricter than the city or county code. A building permit does not override HOA approval, and the city will not mediate an HOA dispute. Submit your plans to the architectural committee and get written approval before you build, and ideally before you apply for a permit. Building a shed the HOA later rejects can mean fines, a lien, or an order to tear it down.
Building a shed in the desert: heat and wind
Southern Nevada's climate shapes how a shed has to be built and anchored. Summer highs regularly top 115 degrees, which is hard on asphalt shingles, untreated wood, and anything plastic, so material choices matter for a shed that will last. More important for safety, the valley sees frequent high-wind events with gusts over 60 mph, and an unanchored shed becomes a projectile.
Anchor the shed against uplift and sliding: a prefab shed on a pad typically needs auger-style ground anchors or straps to a concrete slab, and a permitted shed will be checked for adequate anchoring. This is not a formality in a place where a spring windstorm can move a poorly secured structure.

Accessory-structure permit fees in the Las Vegas area are valuation-based and generally run $150 to $400 depending on the shed's size and cost. Plan on about 5 to 10 business days for review of a straightforward shed, submitted through your jurisdiction's online portal, the City of Las Vegas or Clark County site. A contractor who builds the shed must hold an active Nevada State Contractors Board license; you can pull an owner-builder permit for your own home. Once the permit is issued, expect a footing or setback inspection and a final inspection.
Unpermitted sheds and Las Vegas amnesty programs
Unpermitted shed and accessory-structure work is common enough in the fast-growing valley that local governments run amnesty programs to bring it into compliance. Clark County and Henderson typically run amnesty during Building Safety Month each May, waiving late penalties for owners who self-disclose, while the City of Las Vegas and North Las Vegas offer year-round amnesty. Outside those windows, permitting after the fact can carry doubled or added penalty fees on top of the regular permit cost.
The cost of skipping the permit shows up later too. Las Vegas has an active resale market, and an unpermitted shed surfaces during inspections and title work, where a buyer can demand it be permitted or removed before closing. Between the retroactive fees, the HOA risk, and the resale friction, the original permit is the cheap option.
